Zoning & Conditions
The Town of Gilbert requires every short-term rental property to obtain and maintain a Town of Gilbert Short-Term Rental License; owners must hold an Arizona Transaction Privilege Tax (TPT) license listing each rental property, register the property with the Maricopa County Assessor (unless renting part of a primary residence), complete neighbor notification to adjacent properties or same-floor units, and post the license number conspicuously inside the rental. A license is required per property and the Town provides a Good Neighbor Guide and a 24/7 complaint hotline for enforcement.
How to Obtain a Permit
1) Obtain an Arizona TPT (sales) license from ADOR listing each property address; 2) Register the property with the Maricopa County Assessor (or upload proof of ownership for portions of a primary residence), complete required neighbor notification; 3) Register and apply via the Town’s GovOS portal (gilbertaz.munirevs.com) using the account number/activation code sent by mail, pay the $100 initial fee (and $100 annual renewal), and receive a per-property short-term rental license to display.
