Zoning & Conditions
Short-term rentals are permitted but regulated by Town ordinance (Article 10-14). Rentals must be the entire property (no accessory-only rentals), may not be used for nonresidential/event uses (e.g., weddings), must register with Maricopa County where applicable and obtain an Arizona TPT license; owners must display the Town-issued Permit number on listings, maintain $500,000 minimum liability insurance (or equivalent via marketplace), provide a 24/7 local contact and timely complaint response (within 1 hour for police-dispatched incidents). No zone-specific caps or occupancy limits are specified in the Article.
How to Obtain a Permit
1) Register the rental with Maricopa County Assessor and obtain an Arizona Transaction Privilege (TPT) tax license. 2) Submit the Town permit application including owner/contact info, proof of TPT license, and evidence of $500,000 liability insurance; pay the $250 fee. 3) The Town reviews and issues/denies the permit within seven business days; permits are valid for one year.
