Zoning & Conditions
Short-term rentals (STRs) are permitted with a required City STR Permit; the permit holder must be the property owner and the permit expires annually. Applicants must first obtain a Planning Division zone clearance to verify the use is allowed at the property; STR permit holders are responsible for preventing nuisances and for collecting/remitting Transient Occupancy Tax (TOT).
How to Obtain a Permit
1) Obtain an approved Zone Clearance from the City of Fresno Planning Division via the Accela Citizen Access portal. 2) Complete the City’s Short-Term Rental application and submit it with the approved Zone Clearance to the Business Tax Division. 3) Collect and remit Transient Occupancy Tax (TOT) and renew the permit annually on its anniversary.
