Short-term rentals are allowed only in the property owner’s principal residence (rental <30 days). Occupancy limits depend on interior living space (<=2,000 sq ft = max 4; >2,000–<2,500 = max 6; >=2,500 = max 8); no more than four renter vehicles on/near the property (max two street-parked). Must maintain residential character, comply with noise/disturbing the peace chapters, post license number in all listings, and collect local sales (4.15%) and lodging (1.5%) taxes where applicable.
How to Obtain a Permit
1) Submit a Short Term Rental License application via the City licensing portal (broomfieldcityandcountyco.viewpointcloud.com) and provide required ID showing the property address; if multiple properties owned, provide Schedule E (Form 1040) to verify principal residence. 2) Pay non-refundable $100 application fee (portal or in-person), submit any required Sales Tax and Lodging Tax license applications; review may take up to ~3 weeks. 3) If approved, receive license from the City Clerk by email; post license number in listings and inside the premises. Licenses are valid for 5 years.
