Short-term vacation rentals in unincorporated St. Johns County (including Ponte Vedra Beach) must be registered and meet life/safety, occupancy, parking, solid-waste, noise, and posting requirements. Maximum occupancy is two transient occupants per sleeping room or common area (max 10, excluding children 12 and under). Exemptions apply to units west of the Intracoastal Waterway, owner-occupied homesteads, and certain multi-family units with on-site management.
How to Obtain a Permit
1) Complete an online registration application for each unit via the County’s Host Compliance portal. 2) Upload required documents including a sample rental agreement, local business tax receipt, DBPR transient lodging license, and Florida Dept. of Revenue sales tax certificate. 3) Execute the application affidavit, pay the registration fee, and renew the registration every 12 months.
