Zoning & Conditions
STRs require an annual license and are subject to a total cap set annually by the Board of Selectmen (Goose Rocks Beach is exempt from the cap). Prohibited units include accessory apartments built after Nov 3, 2009, and certain affordable housing. Operators must pass a safety inspection every five years, display the license and Good Neighbor Guide in the unit, and include the license number in all advertisements.
How to Obtain a Permit
1) Submit an application and fee via the Town’s GovOS/MuniRevs portal and certify compliance with STR standards. 2) Complete a safety inspection (Breezeway self-inspection for initial applications; Town inspection at least every five years). 3) Pay the annual license fee ($325 for 0–3 bedrooms, $575 for 4+ bedrooms) and receive the license, which must be renewed annually.
