Short-term rentals are subject to Tier 1 (owner-occupied) or Tier 2 (non-owner-occupied) annual permits. Requirements include $1M liability insurance, life-safety devices, off-street parking per zoning, and occupancy limits of 2 guests per bedroom plus 2 additional guests. An emergency contact must be able to respond within 60 minutes, and ADUs cannot be used as STRs.
How to Obtain a Permit
1) Submit a permit application to the Town Clerk with property details, owner info, a parking sketch, and the required fee. 2) Obtain certification from Code Enforcement; non-owner-occupied units require a physical inspection (valid for 3 years). 3) Provide a certificate of insurance ($1M liability), identify an emergency contact, and display the permit number in all advertisements. Permits must be renewed annually by December 31.
