Short-term rentals (STRs) are defined as residential units rented for 30 or fewer consecutive days, up to a cumulative 180 days per calendar year. STRs are permitted in condominium units (if association permits) and in single-family and certain multifamily dwellings with limits (no more than one STR unit in a multifamily dwelling; in non-owner-occupied STRs no more than one family or two unrelated individuals). Owners must name a New Jersey resident responsible party, comply with fire-safety inspections, post required on-site information, include the STR permit number in all advertisements, and maintain $1,000,000 general liability insurance.
How to Obtain a Permit
1) Submit a completed short-term rental permit application to the West Milford Township Clerk’s Office with required attachments (owner ID, responsible party contact, condo association approval, parking details, proof of $1M liability insurance, zoning compliance certificate, and Fire Prevention Office certification). 2) Pay the nonrefundable annual fee of $750 (effective Aug 1, 2024) plus inspection fees; the Township will perform annual fire-safety and zoning checks. 3) The Township Clerk issues the permit for one year if compliant; renew annually with the $750 fee.
