Zoning & Conditions
Effective September 6, 2023, the Township of North Bergen prohibits short-term rentals except for dwellings that had a Township-approved Short-Term Rental Registration Certification on or before September 6, 2023 (grandfathered) and have not had that certification revoked. The earlier 2017 ordinance defined short-term rental as rental of a dwelling for less than 30 consecutive days and (before the 2023 amendment) allowed owner-occupied rentals subject to registration, off-street parking minimums, and limits on prior police reports.
How to Obtain a Permit
1) Per Ordinance 326-17, registration is filed with the North Bergen Building Department using a form promulgated by that Department; the form requires owner name, building owner, owner-occupied certification, number of off-street parking spaces, and a statement regarding prior police reports. 2) A dwelling need not be registered more than once per year. 3) Note: Ordinance 610-23 (effective Sept. 6, 2023) bars new short-term rentals by persons who had not received a Township-approved registration by that date (i.e., no new registrations are authorized by that amendment).
