Zoning & Conditions
All dwelling units leased or rented for living or sleeping purposes require a Borough rental permit; summer-season rentals (April 15–October 15) require a summer seasonal rental permit and annual rentals require an annual rental permit. Occupancy limits are set by the Borough Property Maintenance Code; owners must comply with adopted Property Maintenance standards, maintain required liability insurance and comply with NJ lead-inspection requirements where applicable. Permits must be posted visibly on exterior and a copy is forwarded to the Chief of Police; owners/corporate owners must provide 24-hour emergency contact information and post house rules/contact info inside the unit.
How to Obtain a Permit
1) Submit a rental permit application on forms provided to the Code Enforcement Officer prior to occupancy and pay the stated nonrefundable application fee (summer seasonal fees: $125 if inspected/approved on or before May 1; $175 after May 1; $225 after June 1; annual fees: $125 if inspected/approved on or before March 1; $175 after March 1; $225 after April 1). 2) Schedule and permit the Code Enforcement inspection (Code Enforcement inspects and reports within 10 days). 3) If premises conform and taxes/utilities are current, permit will be posted (expires Oct 15 for seasonal; Dec 31 for annual); reinspections carry a $50 fee where required.
