Zoning & Conditions
Hosts must register with the NYC Mayor’s Office of Special Enforcement (OSE) under Local Law 18; hosts must stay in the same unit as guests (primary-residence requirement) and are limited to no more than two guests. Renting an entire apartment or home for fewer than 30 days is prohibited in permanent residential buildings, as are rentals in NYCHA, rent-controlled, rent-stabilized, and SRO units.
How to Obtain a Permit
1) Create or sign in with an NYC.ID and submit a Short-Term Hosts’ Registration application via the OSE Portal (https://strr-portal.ose.nyc.gov). 2) Confirm the unit is not on the Prohibited Buildings List and complete the online application to receive a unique registration number. 3) Provide all required information in the portal for verification by booking platforms.
