Zoning & Conditions
Short-term rentals are defined as occupancy for 90 consecutive days or less. They are strictly prohibited in R-1 Single Family Residential zones but allowed via special exception use permit in AR, RR, R-2, VB, and MB zones. Only one short-term rental establishment is permitted per lot or property.
How to Obtain a Permit
1) Submit a Short-Term Housing Application and a $250 annual fee to the Town Building Department. 2) Attend a scheduled permit review before the Town of Newfane Planning Board, which has sole authority to issue the special exception use permit. 3) Once approved, permits are issued for one year and must be renewed annually.
