Zoning & Conditions
A Short-Term Rental is defined as renting a dwelling or unit for less than 30 consecutive days. Single-family homes may rent rooms only if the property owner lives and resides in the home during the rental; in multi-family buildings one unit must permanently reside in the unit while managing another unit as an STR. Dwellings used as STRs must meet building/fire safety (smoke detectors, fire extinguisher), maintain required parking, show proof of insurance ($300,000), and provide occupancy limits and platform listings as part of registration.
How to Obtain a Permit
1) Attend a required pre-application meeting and submit a Planning Commission application with a $100 fee to the Building & Zoning Department. 2) Upon Planning Commission approval, download and submit the STR Permit application from the City website. 3) Schedule and pass a team inspection with the Building and Electrical Inspectors to receive the permit, which is valid for 12 months and renewed via OpenGov.
