Zoning & Conditions
Short-term rentals are allowed only as conditionally permitted uses in Plain Township’s B-2 (General Business), I-1 (Light Industrial) and I-2 (General Industrial) districts and require meeting safety, spacing and sizing limits (maximum of 3 bedrooms per unit; at least 500 feet from any other short-term rental). Occupancy is limited to two occupants per bedroom (excluding children under 12) or a total maximum of ten persons; owners must designate a 24/7 local contact within 60 minutes travel time, maintain smoke/carbon-monoxide detectors and fire extinguishers, provide on-site off-street parking, and the township caps permits at 50 per calendar year.
How to Obtain a Permit
1) Submit a fully completed short-term rental permit application and supplemental documents (site plan, parking plan, contact info, bedroom count, sleeping capacity, etc.) to Plain Township Zoning; 2) Obtain Conditional Use Permit approval from the Board of Zoning Appeals (an inspection will be required verifying bedrooms, building permits, smoke/CO detectors, and fire extinguisher service tag); 3) Upon approval receive a short-term rental permit valid through Dec 31 of that year (must display the permit number in ads and inside the unit) and renew annually.
