Short-term residential rentals are permitted only where specified by the zoning code: in O-C, R-R and R-T districts the principal dwelling and/or conforming ADU may be used; in R-1 and R-2 districts only an attached conforming ADU may be used; in B and I-1 districts, legal non-conforming single-family dwellings existing as a principal use on the effective date may be used. Minimum operational requirements include at least two off-street parking spaces per rental, at least two points of ingress/egress for fire rescue, and operational smoke and carbon monoxide detectors within ten feet of each sleeping room door.
How to Obtain a Permit
1) File a written application with the Planning Director on the form provided including: operator and owner full legal names and contact info, street address and parcel number, 24-hour emergency contact able to respond within one hour, floor plan showing egress and detector locations, and site plan showing off-street parking (and certificate of good standing for entities). 2) Pay the non-refundable $50 application processing fee. 3) Director will verify application and cause an inspection (including Fire Department) to confirm parking, ingress/egress and detector requirements; permits are issued for one-year terms commencing March 1 and applications/renewals accepted beginning 90 days prior to March 1.
