Zoning & Conditions
Vacation Rental Dwellings (VRDs) are a defined land use in the City’s Development Code (Article 14) and are permitted only where allowed by the land-use table and subject to the VRD-specific use and development standards in sections 14.810–14.830; operators must also register and remit the City lodging tax (the City defines lodging as stays of 27 consecutive days or less and requires tax registration). Zoning, permit criteria, and application requirements are set in Development Code Article 14 (sections 14.800–14.840).
How to Obtain a Permit
1) Submit a Vacation Rental Dwelling permit application per Development Code Article 14 (see 14.840 'Application Requirements') to the City Community Development/Planning Department for the required review and findings; 2) Register as a lodging tax operator using the City’s lodging tax registration form within 15 days of beginning business and remit the 12% lodging tax on taxable rents (quarterly reporting); 3) Comply with the VRD use and development standards (Article 14.830) and any conditions of approval.
