Zoning & Conditions
Hosted short-term rentals are permitted in the Residential zone as a conditional use. The principal structure must be the owner’s primary residence where the owner is physically present during rentals; the rented area for stays under 30 days cannot exceed 80% of the habitable area, and accessory dwelling units are prohibited for use as STRs.
How to Obtain a Permit
1) Submit a conditional use permit application to the City Planner at least 20 days before a Planning Commission meeting, including a site plan, legal description, and fees. 2) The City Planner reviews the application and schedules a public hearing. 3) Public notice is provided via signs, mail to neighbors within 250 feet, and newspaper; the Planning Commission then approves or denies the permit.
