Zoning & Conditions
The City of Nash zoning ordinance does not use the phrase “short-term rental†but expressly permits lodging uses (e.g., “Bed and Breakfast†and “Motels and hotelsâ€) in commercial and certain planned districts; primary lodging uses are subject to zoning/site-plan requirements and applicable district rules. The code requires site plans for primary lodging uses and applies the overnight lodging parking standard (1.5 per guest room); the ordinance does not state occupancy caps, minimum-night stays, host-presence rules, platform registration, or primary-residence requirements.
How to Obtain a Permit
1) Determine the applicable permitted lodging use and zoning district; submit a Site Plan with the building-permit/site-plan application to the Zoning Administrator/Building Inspector. 2) Pay the application/site plan fee as established in the City Fee Schedule. 3) Complete any required inspections (the Site Plan Permit remains pending until City staff performs a pre-pour inspection) and have the approved site plan recorded. For short temporary lodging, submit a written Temporary Use Permit request to the Zoning Administrator.
