Zoning & Conditions
Short-term rentals in unincorporated Rich County are authorized if the owner complies with the county ordinance; operation requires a short-term rental business license and a conditional use permit. Occupancy is calculated at two persons per 100 sq ft of sleeping area (children under 4 excluded); on-site parking required at one space per six occupants; applications must include proof of ownership, liability insurance, scaled site and floor plans, sales tax numbers, a local 24-hour contact, and proof of building and fire inspections.
How to Obtain a Permit
1) Submit a completed Short-Term Rental Business License application (one per unit) to the Planning & Zoning Administrator or County Clerk with required documents (proof of ownership, site plan, floor plan, liability insurance, sales tax numbers, local/24-hr contact, proof of building/fire inspection). 2) Planning Administrator reviews and places new applications on the Planning Commission agenda; upon Planning Commission approval the Administrator issues the short-term rental business license and conditional use permit. 3) Pay the license fee (initial fee $25 per person of approved occupancy) and renew annually (renewal fee $15 per person; renewals due Jan 1–Mar 31).
