Short-term lodging (STL) is permitted as an accessory use in residential zoning districts but is limited to the operator’s primary residence (established by living at the residence at least 185 days per calendar year). A dwelling used for STL may be rented no more than 60 nights per calendar year, may host no more than six adults per night, must have one designated off-street parking space for lodgers, and STLs are prohibited in detached accessory structures, accessory living units, temporary family health care structures, affordable dwelling units and workforce dwelling units. Advertisements must include the STL permit number and parking information; safety equipment and posted exit plans are required.
How to Obtain a Permit
1) Submit an application electronically through the Fairfax County PLUS portal (Citizen Access). 2) Upload required documents: proof of permanent residency (two forms such as government-issued ID and utility bill), authorized agent letter, and owner permission if the applicant is not the owner. 3) Pay the application fee ($270) during submission; the STL permit is issued by the Zoning Administrator and is valid for two years.
