Short-term rentals are defined as lodging for fewer than 30 consecutive nights and are allowed with restrictions: the dwelling must be owner-occupied or occupied by a nontransient tenant at least six months per year (primary-residence requirement); no more than three rooms within the home or accessory structure may be offered; operators must comply with state STR requirements (RCW 64.37). A City of Kent business license is required and applicable zoning rules apply.
How to Obtain a Permit
1) Apply for a City of Kent business license online via FileLocal (https://www.filelocal-wa.gov linked from the City site) or submit a paper application to the Finance/Customer Service counter; 2) Provide required application information and documentation as requested, pay applicable fees set by city resolution (see city fee schedule), and comply with zoning and safety/code requirements (including RCW 64.37); 3) Business licenses are issued for the calendar year and must be renewed annually; contact Business Licensing at BusinessLicense@KentWA.gov or 253-856-6266 for assistance.
